Garage Conversion for Mr & Mrs Knibbs, Emsworth

The project brief was to convert the garage into a kitchen for the customers cake making business.

When Emsworth Building Services arrived, there was a traditional steel up & over garage door. The garage had a single skin brick wall and a single UPVC access door into the rear garden.

The team at Emsworth Garage Doors changed the garage door for a set of Ryterna insulated hinged doors. With 40mm thick insulated panels, this was the ideal door choice for easy access and thermal resistance.

Converting a garage into a new room

The team at EBS started by creating a doorway into the kitchen. This went through building control, before the new fire door was installed.

The garage walls were blackjacked (which is a paint-based damp proof membrane) to prevent water ingress. The walls were then battened out and plaster boarded with Thermal boards.

The single UPVC door was removed, the opening was widened, a new lintel was put in place and new French UPVC doors were installed by the EGDs team.

At the rear of the garage an opening was created for a new White UPVC window to be installed. The EBS team put a new lintel in place to accommodate this.

The customer’s wood burning stove was relocated from the kitchen into the new space.

The garage floor was raised to the level of the new French doors and then insulated with thermal plasterboard.

The roof was boarded out and insulated. A fire-rated loft hatch was then installed and a storage space was created for the customer.

Building services in the local area

The EBS team coordinated with other local trades;

An Electrician installed 5 double sockets, 10 spot lights and a cooker point for the customer’s oven. The walls were plastered and painted, before the skirting was then installed.

The customer was so pleased with the work that they asked the EBS team to advise on a quote to lay a new patio in the rear garden. The quotation was accepted and the work on the new patio started a few weeks later.

In order for this work to take place, the EBS team had to dig out an area of approximately 3200mm x 3100mm at 100mm deep.

The challenge here was that there was no rear access, so all of the materials had to go through the newly converted garage.

Once this had been done the team had to shutter up and concrete a new base to a level finish, which was of course reinforced with mesh. The base had a 50mm upstand and was 150mm deep with concrete overall to ensure longevity.

Aco drains were put in place and the stone slabs of the customers choice were then laid and grouted.

The end result was superb and the customer was extremely happy, so much so that we’ve already received multiple recommendations and new jobs.
